A local Treasure Valley property resource

Treasure Valley property options

Important: start with your mortgage servicer. This resource is operated by Creative Home Partners, a DBA of Scarlett Investments, LLC, a private real-estate investor and potential buyer. We are not a government agency, lender, law firm, nonprofit, foreclosure-relief company, or housing counselor. We do not contact or negotiate with your lender, modify loans, provide legal or housing advice, or stop or postpone foreclosure. Contacting us does not extend any deadline. Call your mortgage servicer promptly and consider speaking with a HUD-approved housing counselor or an Idaho attorney. If you also want to compare a possible sale, we may evaluate the property as a prospective buyer for our own account.

Who cashes the Nampa payment — start there

A house on the I-84 corridor still has a mortgage servicer — the company that accepts payments and sends statements — even when the recorder sits in another city. CFPB’s explainer What is a mortgage servicer? is the federal page to open if you are unsure what that role is.

This company is a potential buyer with a commercial interest. We cannot identify your servicer, describe your loan, or pause a foreclosure. Contacting us does not pause foreclosure. We will not stop a foreclosure. We are not a counselor.

What to pull from the drawer before you dial

Look for the loan number on a statement, the Nampa property address, the last payment you believe cleared, and any letter you have already received. If the servicer name is missing, try the most recent statement, the online-banking payee, or a letter that names the loan.

Canyon County records may show a recorded assignment or appointment of trustee. Even though Nampa is not the county seat, the Canyon County Recorder is still the official office for instruments on a Nampa house. A recorded name is still something to confirm with the company that answers the phone.

Questions that belong on that call

Is the loan already referred for foreclosure? Has a notice of default been recorded in Canyon County? What options do they say remain available on this loan? Where should a payoff request go if you are comparing a sale? Write their answers in your own words. This website will not translate them into a legal conclusion.

A counselor is a different number

A HUD-approved counselor can sit on your side of that conversation. Use the CFPB locator or HUD’s counseling page (HUD also publishes 800-569-4287 as a referral line). Creative Home Partners will not pretend to be that counselor.

If someone already offered to “handle the bank” for an upfront fee, read CFPB’s warning on the mortgage help page before you pay them.

After the call

Return to Canyon County offices first or the organizer. If you also want a disclosed buyer conversation, you can request one. Keep calling the servicer either way. Contacting Creative Home Partners does not pause foreclosure.

Talk through this property

Leave a first name and a number if you want a buyer conversation. Still call your servicer and, if you want counseling, a HUD-approved counselor. Contacting us does not pause foreclosure.
