A Nampa payment gap still lives in Canyon County offices
Nampa is Canyon County’s largest city. It is not the county seat. Recordings for a Nampa house still go to the Canyon County Recorder, not a city window on I-84. Before you rank anyone who might buy, organize three things: that county office, the company that services the loan, and a HUD-approved counselor locator. This page is general education. It is not housing counseling, legal advice, or a plan to stop a foreclosure.
Commercial interest. Creative Home Partners may discuss a purchase for its own account. We are not a counselor. Contacting this company does not pause foreclosure. We will not stop a foreclosure.
Phone the servicer before you shop for a purchaser
The mortgage servicer is usually the company that accepts payments and can describe the loan. Ask who they are, whether they have referred the file, and what they say remains available. CFPB explains what a servicer is. This site cannot speak for yours. Read who cashes the Nampa payment.
Counseling lives on HUD and CFPB locators, not on this pack
HUD-approved agencies can discuss loss-mitigation ideas and help you talk with a servicer, often at little or no cost. Find them through the CFPB counselor locator or HUD’s counseling page. Creative Home Partners is not on those lists. No person here is presented as a counselor.
CFPB’s mortgage help page states that there is free foreclosure help, and that anyone who charges in advance or guarantees they can stop a foreclosure is not legitimate. We will not make that guarantee.
Mail that arrived on a Nampa street is still county paper
If a default or sale letter is already in the house, treat it as Canyon County paper to store and verify. See mail that arrived in Nampa is still a Canyon County record. Idaho’s Trust Deeds chapter is Title 45, Chapter 15. Sections 45-1505, 45-1506, and 45-1506C are official pages. The one-hundred-twenty-day figure in § 45-1506 is a statute, not a personal calendar this website can run.
Keeping the house, if that is still on the table
Staying, if it is still possible, usually runs through the servicer and qualified counselors or attorneys. This company does not process loan modifications and will not say that you qualify for one.
Selling along the I-84 corridor is optional and does not halt the process
Some households sell a Nampa house so they can relocate. A listing and a direct purchase have different timing and net-proceeds tradeoffs. A sale does not automatically stop a foreclosure. Ask the servicer what they require for a payoff or to cancel a scheduled action. See selling on the west valley corridor does not halt a trustee. Assignment of a later contract, if one is ever written, is not a promised benefit of this site.
What this corridor pack refuses to do
It will not create a legal deadline or compute remaining days. It will not interpret a notice of default or notice of sale for your file. It will not promise cash, a closing date, “no fees,” or that we will buy the house. It will not present Creative Home Partners as a HUD counselor, attorney, or other licensed adviser. It will not promise to stop, delay, or prevent foreclosure. Contacting us does not pause foreclosure.
Use the Homeowner Options and Deadline Organizer if you want a checklist from your answers. No contact information is required. Keep the servicer number in the same session.
