HUD, Avoiding Foreclosure is HUD’s own page; we are not that program. Idaho Legal Aid is a public legal-aid homepage. Home Fit Idaho is independent; confirm current counseling on their site.

Trust-deed chapter — official text, not a kitchen clock

Title 45, Chapter 15 — Trust Deeds is the Legislature’s chapter. § 45-1505 is when a trustee may foreclose by advertisement and sale, including notice of default. § 45-1506 is manner of foreclosure, notice, and sale, including the official one-hundred-twenty-day figure before the day fixed for a trustee’s sale. That figure is a statute, not your personal calendar. § 45-1506C is supplemental notice and an opportunity to request a loan modification when that section applies. This site will not turn it into a countdown.
